Amazon is seeking an experienced candidate to join the Finance Operations, Financial Planning & Analysis (FP&A) group as a Senior Financial Analyst in Costa Rica that will work closely with their key business partner, the Global Real Estate & Facilities (GREF) team. This FP&A position will be tasked with driving the annual operating plan, managing the forecasting process and providing analytical support to the leadership team. The GREF team develops and manages a large portfolio of office leases across the region with offices varying stages of the building life cycle, from ground up construction, to initial fit out, operations, and decommissioning.
This candidate will be tasked with providing financial oversight across a number of geographies in the South and Central American regions and will be charged with ownership over the budgeting & forecasting process for both facilities Opex and Capex, maintaining and delivering on key performance metrics, and developing and reporting on the financial performance of the GREF team. This individual will work with global business partners, local facilities teams, accounting teams, and other internal and external stakeholders to deliver on these goals.
This position requires a proactive, highly motivated individual with an aptitude for process improvement, who can assist in the strategic allocation of programs and resources. This person will also be expected to take a leadership role in improving the period-end close review process as well as drive positive change by evaluating and streamlining existing operational processes, controls and metrics.
Responsibilities include:
· Lead monthly reviews of financial and operating metrics, analyze variances to forecast, and communicate key drivers to senior management
· Be an expert in managing data in financial systems and creating insightful reports to drive business improvement
· Improve and further develop metrics decks that include relevant KPIs
· Liaise with various accounting teams on new programs and initiatives
· Train business teams on finance processes, roll out new programs, and communicate platform changes
· Take ownership for budgeting and forecasting for both Opex and Capex in region
· Provide analytical support to key business partners
· Monitor cost-center expenditures versus budgets and provide controllership over operating costs


·5+ years of relevant experience in positions that require in-depth analysis and reporting financial results
· BA/BS degree in Finance, Accounting, Business, Engineering and/or similar discipline with analytical bias
· Required proficiency in Excel (macros, index, conditional list, arrays, pivots, look-ups)
· Demonstrated financial acumen and analytical experience delivering forecasting, budgeting, and variance analysis, and data interpretation of business impact and results
· Strong interpersonal skills, including written and oral communication skills
· Strong presentation skills and the ability to guide and influence senior leadership


· An MBA or other advanced degree
· Prior FP&A experience desired
· Experience in Real Estate and/or facility management a strong plus
· Experience with financial and accounting systems (Oracle, COGNOS)
· Strong analytic skills and a demonstrated ability to build and manage financial models for business forecasting, variance analysis, and problem solving
· Ability to work with cross functional teams, dive deep into the details, and at the same time, be able to communicate key metrics to senior management
· Strong attention to detail
· Ability to meet tight deadlines and prioritize workloads
· Ability to work independently in a fast-paced and rapidly changing environment
· Ability to translate large amounts of data into useful information and actionable items
