    Key Responsibilities:

    JOB PURPOSE:

    The Lease & Property Administration Manager will be responsible for overseeing and managing the global real estate lease portfolio of World Vision International. This position requires a detail-oriented individual with extensive knowledge of lease administration practices, strong analytical skills, and the ability to work collaboratively with cross-functional teams.

    KEY RESPONSIBILITES:

  • Supports the Partnership field offices with duties that include but not limited to monitoring all key lease terms, critical dates and renewals for the global portfolio. Regularly review leases to mitigate lease related risks and ensure clauses that protect the organization are included in leases.
  • Does the lease management/renewals for the locations that GRECS is responsible for GCKL, GCMO, LEXO, NY, Geneva, and Shared Service offices. Manages the co-location agreements and charges with other WV entities or external partner organizations.
  • Engages with Global Center legal and local lawyers globally to stay abreast of lease-related regulations and advise Regional Offices, National Offices and VisionFund International entities accordingly, so they own the compliance and maintenance of lease agreements. Reviews and updates policies, procedures, guidelines that comply with the broader partnership standards and develops new one's when necessary.
  • Works closely with local buyers to ensure critical lease terms are included in the procurement process when selecting landlords/vendors prior to leases, purchase orders and contracts being finalized.
  • Collaborates with finance & accounting to support GAAP accounting requirements and reporting.
  • Leads a team of Global Real Estate analysts and guide them through the end-to-end annual global asset verification survey (GAV), which requires annual training for data providers and approvers, to accurately submit real estate information for all locations. The process includes data collection, audit, scrubbing, and reporting.
  • Support WV entities in keeping property records documentation regarding ownership, transactions, and other relevant information pertaining to real estate assets.
  • Support Regional Offices, National Offices, and VisionFund International staff with SOP's and proper training programs for lease related items. Works closely with the GRE regional managers on occupancy decisions.
  • Develop and maintain comprehensive reporting systems for lease portfolio performance.
  • Provide regular updates to leadership on key lease metrics and trends
  • Collaborates with the Pro-vision team in the development of the lease administration tools in Pro-vision and REAM by developing and communicating business requirements, prioritizing resources, and planning effective rollout of new features. Liaise with supply chain and finance to ensure alignment.
  • KNOWLEDGE, SKILL AND EXPERIENCE:

  • Bachelor's Degree or equivalent experience in Corporate Real Estate Administration related fields.
  • Apply knowledge of basic real estate fundamentals, lease terms, accounting practices, and lease negotiation
  • At least 3 years' experience in Real Estate, Property Management, Corporate Finance or Lease Administration functions
  • Strong communication skills, both verbal and written, with the ability to effectively interact with diverse stakeholders.
  • Proven ability to collaborate and build partnerships with internal and external teams.
  • Detail-oriented with a focus on accuracy and compliance.
  • Quick learner with the ability to adapt to changing priorities and environments.
  • Proficiency in Microsoft Office Suite and property management software / Lease Administration platforms.
  • Apply knowledge of basic real estate fundamentals and lease terms
  • Excellent time management and organizational skills.
  • Familiarity with real estate lease contracts and basic law practices.
  • Experience with using online procurement systems for managing requisitions and contracts.
